Phase 1: Pre-Design
In this phase, we focus on understanding your vision and project needs. We’ll meet to talk about your goals, preferences, and budget, while also gathering important information about the site and any local regulations. From there, I’ll create an initial design brief, outlining space requirements, style preferences, and any special requests. This brief is the foundation of your project!
Phase 2: Schematic Design
Now we start turning ideas into sketches! I’ll develop rough plans, including site and floor plans, showing how the space will look and function. We’ll meet a few times to review different design options and make any necessary tweaks. The goal here is to agree on the overall direction before diving deeper into the details.
Phase 3: Design Development
Once we have a general design in place, we move on to finalizing the specifics—like window placements, architectural features, and materials. At this stage, a structural engineer might step in to ensure the building is structurally sound. Together, we’ll select finishes and fine-tune the design based on your feedback. By the end of this phase, most major design decisions are set.
Phase 4: Construction Documents
This is where we get technical! I’ll create detailed drawings that guide the construction process, including all dimensions, materials, and specifications. There are two key sets of drawings here: one for permits and another for the contractors. These detailed plans are crucial to ensure everything runs smoothly once construction begins.
Phase 5: Building Permit
Finally, the permit set is submitted to the local government for approval. This ensures the project follows building codes and zoning laws. Depending on the project, permits can take a few days to a few months. Once approved, we’re ready to move forward with construction!
